Should you buy a condominium or single-family home?

This seems like a polarizing topic for most people. Some say they don’t want to buy a property within a condo association because they don’t want to deal with the fees, but these fees have tremendous value. They cover things like trash removal, yard maintenance, water, etc. The condo associations also sometimes have reserves to cover items like shingle replacement and a new paint job. To avoid having to deal with an increase in these fees, some condo owners self-manage or take extra good care of their properties.

Owning a single-family home, on the other hand, doesn’t carry any official fees, but there are still costs to consider. After all, someone has to mow the yard, make sure the trash gets removed, etc. 

So the decision boils down to this: Would you rather be on your own land where you can do whatever you want, or are you willing to live with the rules and restrictions of a condo association? 

In any case, we have plenty of inventory for both types of properties in our area, although not as many condos. Lakeside condos are less expensive because you’ll have shared beaches, docks, slips, and/or moorings, and you won’t be paying property taxes. If you bought a lakeside single-family home on, say, Lake Winnipesaukee, it’ll likely cost you north of $1.2 million. Property taxes will also account for $10,000 to $20,000, depending on the town you choose.
